How to calculate tile

Area (sq ft) x 144 / (tile width x tile length in inches) = tiles needed. Add 10% waste for straight layouts and 15 to 20% for diagonal, herringbone or large-format tile with many cuts.

Buy an extra box and keep it: matching tile can be impossible to find later.

Questions

How many 12x24 tiles do I need for 100 sq ft?

Each 12x24 tile covers 2 sq ft, so 50 tiles, or 55 with 10% waste.

How much waste should I add for tile?

10% for simple straight layouts, 15% for diagonal, and up to 20% for herringbone or rooms with many cuts.

Does grout line size change the tile count?

Slightly, but for most jobs the waste factor covers it. Grout lines are usually 1/16 to 1/4 inch.
